Talking Property Taxes

Before the end of 2019, the new national property tax law for Germans will be set into place (ordered by the German Supreme Court).  The way it looks right now (between talks of the CDU-SPD coalition)?  Well, it appears that those individuals owning properties under certain conditions....will pay more (it could be 10-to-20 percent more).

The discussed new 'model'?  It'll be based on property values, building age and the average rental costs.  So if you own a 12-apartment building in a high value area, and your tenets are paying 1,200 to 1,400 Euro per apartment....with this being a building built in the past ten years.....then you probably will a higher percent on the property tax. 

Will it take place at the end of this year?  No, that's the funny thing about this law being discussed.  It'll happen in 2025.

Hostility still brewing?  Well, a lot of SPD Party members are suggesting that ONLY the owners of the property should be forced to pay for the tax (out of their own pocket).  Currently, and with the projected law.....the idea is that your tenets will share in the cost.  If the yearly property on an apartment were 300 Euro, then it'd be split up into the 12 months, and the renter would pay to the landlord the sum to be covered.

A likely lawsuit?  This is the interesting part of the story.  A fair number of folks in Bavaria, Hessen, and Hamburg have gotten a bit upset over the anticipated upswing in their property tax situation.  In urbanized areas (like Frankfurt, Munich, Hamburg, Augsburg, etc).....with a high-end property.....your tax will go to the max of the model projection.  This could force some folks to consider their life landscape, and possibly put the property up for sale....moving to lesser desirable cities, or leaving Germany entirely.
